Phuket Villas & Homes was created with service in mind for both property owners and tenants and is backed with the renown experience and service standard of its sister company Samui Villas & Homes as well as the International Maketing and Letting netw0ork of Island Property Sercices Ltd.
Whether an owner wishes to use his villa privately or let his property, Phuket Villas & Homes offers a range of services adapted to everyone’s need.

Property Management in view of private use

In the absence of the owner of a Property, Phuket Villas & Homes acts as his representative and manager for both employee and sub-contractors.

The company would provide the following services:

• an overall guidance and management of the Property,
• training and follow up of the Villa employees to established standards,
• economies of scale in the various purchase of equipment and sub-contracted services
• a quarterly reporting to the owner(s) (operation and accounting)

If not already in place an in agreement with the owner(s), Phuket Villas & Homes would appoint a selection of employee, established upon the estimated work load, to care for the daily routine maintenance and up-keep of the property. These may or may not be exclusive to the Property, which will be reflected in the annual budget. The employee selection may include:

• Villa Manager(ess)
• Gardeners
• Pool service
• Handyman
• House Keepers
• Other work force and/or services are preferably sub-contracted for cost efficiency and staff reliability reason (ie security service, pest control, grass & tree cutting & trimming, …)

In regards to the Administration and accounting for the property, Phuket Villas & Homes would provide:

• An annual budget agreed with the owner(s) and a standardized system of account for complete transparency
• All maintenance, operating costs, employees are paid by us on behalf of the owner and these charges are charged back to the owner. No administrative or mark up are added to these costs
• Phuket Villas & Homes handles all administrative & personnel procedure and obligations (social security, insurance). Upon mutual agreement the employee can be hired either under our company or the owner(s) company
• We have established our own logistical and operational support team to run the Property Operations and the person in charge at the villa reports directly to the Operations Manager(ess) and/or the GM
• “Team Spirit” and inter-villas/estate support are emphasized as well as economy of scale to the benefit of the owner(s)
• Staff accommodation on or near the Property is recommended in order to ensure adequate hiring
  

Property Management in view of letting

In the ever growing demand for Villa Letting, The portfolio of Phuket Villas & Homes stands out at the forefront of the luxury market.
Phuket Villas & Homes has an exclusive agreement as a Ground Handling Agent with Island Property Services Ltd which is the International Markteting and Letting agent for the villas.
Island Property Services Ltd promotes two in-house villa brands (see below) which were created to differentiate our product from the rest of the market.

In order to maintain consistency throughout the portfolio in both destinations, the villas to be included within either portfolio are either detached or part of an outstanding estate and located in various parts of Phuket island, and must meet the following specifications:

• Outstanding location to be either on the beach or with stunning ocean views
• From 2 to 6 bedrooms (or more)
• Daily rates ranging from US$250 to 2,500 (or more)
• All villas have a private swimming pool
• Some villas feature a private tennis court or a fitness room and/or sauna/steam room
• Each villa has its own live-in employee (from 3 to 6) with an English speaking villa manageress
• The villas in “The Signature Collection” provide a full time Thai Chef
• Facilities and amenities amongst all the properties are of equal highest standards amongst one another

Besides providing all of the above services to the owner(s) the Phuket Villas & Homes team, in its duty as Ground Handling Agent, strives to provide the finest experience to every Guest staying in one of the luxurious holiday villas.

The team of hospitality professionals has defined standards of the in-villa services following SOPs based on the hotel industry 5 and 6 star service. Continuous training and education (English classes, wine knowledge training, hygiene standard, F&B, …) are performed with the villa employee to maintain a service at the highest level in all the villas.

Our Guest Relation Team and Concierge Service help to extend even further the Guests experience with a simple attitude "The answer is Yes, what is your question?"

The portfolio of "The Boutique Villas" mostly boasts private properties with 2 to 3 bedrooms, all featuring a private swimming pool. Resident staff in all villas ensure that all daily chores are taken care of in order to provide the optimum quality time and service standard.
